What is a Home Inspection?

A Home Inspection is a complete visual examination of the all the accessible physical and structural elements of the home as well as major systems. The goal to identify existing or potential problems that would affect your buying decision based on your comfort level for repairs and maintenance.

 

Why do I need a Home Inspection?

A home is one of the largest purchases most people will ever make. It only makes sense to find out as much as you can about the house you are interested in before you buy to avoid costly surprise repairs and problems after the sale is complete. A ThreeSixty inspection report will also advise you of maintenance required to retain the value of your home.

If you are selling your home, a pre-listing inspection is recommended in advance of listing your home in order to be fully aware of any issues buyers could uncover and which ultimately could affect your negotiated sale price.

 

What does a Home Inspection include?

A ThreeSixty home inspection report will address all the major systems and structural elements of the house. A complete list of inspected areas includes:

What is Thermal Imaging?

A Thermal Camera (infrared technology) can reveal many hidden issues in a home that would not be otherwise be visible. The Thermal Camera can be used to detect hidden water problems, missing or failing insulation, areas of energy loss, and much more. ThreeSixty Inspections will provide you with the information you need to make educated decisions about the condition of your home and its systems.

Do you have water damage or mold concerns in your home? A Thermal Imaging scan by ThreeSixty can detect air seepage, missing insulation or accumulation of moisture inside sealed walls. Using the same technology on the roof of your potential home may detect roof leaks where water has accumulated. Electrical inspections can identify hot spots in wires or distribution panels that could lead to potential failures, faulty in-floor heating and radiant ceiling panels.

ThreeSixty uses the latest technology to conduct Thermal Imaging scanning in order to give you a complete picture of your potential new home and the peace of mind that all areas of the home have been investigated.

 

Do I need to be there during the Inspection?

Although not required, you are invited to be present during the inspection to get to know the inner workings of the home and better understand any defects that are found as well as learn how to manage and maintain different components of the house.

If you are present, you can ask questions and get a live recommendation on maintenance tips for specific areas. If you are not able to be present you will find your inspection report, delivered in 24 hours, easy to understand and a great permanent record of the inner workings of your home as well as maintenance tips.

 

How long will the Inspection take?

A ThreeSixty home inspection usually takes between 2 and 4 hours on site and a condo or mobile inspection between 1 to 2 hours on site, depending on the age and condition of the home. But for larger homes, multi-unit homes or homes in poor condition, it may take longer.

Our goal is to use your time efficiently by completing much of the inspection report digitally on site followed by completion of a more in depth written report delivered as a PDF with 24 hours following the inspection.

 

Does a newly constructed home need an Inspection?

A detailed assessment prior to occupancy of a new property is recommended to ensure the builder has followed through on all that was contracted. ThreeSixty can provide you with a list of deficiencies or incomplete areas of the home in order to meet minimum safety and building standards.

ThreeSixty can identify potential problems early, while they are still easy to correct. It is especially valuable to arrange an inspection before the interior walls are finished.

A new home inspection by Three Sixty is a complete evaluation of the various areas of the home from foundation to roof and all areas in between, as well as systems including electrical, plumbing and heating & cooling.

 

When will I get my report?

Within 24 hours of the inspection, ThreeSixty will deliver your report in PDF format detailing general observations, areas of concern, and information on basic home maintenance. Your report will include images with descriptions of the defects along with positive and negative qualities of the home. Reports are easy to read and understand and questions are always welcome even after the sale is complete. A summary report, outlining any key areas for concern, is also made available to the buyers’ real estate agent.

Following delivery of an inspection report, Paul is always available for any questions or concerns that could affect your desire to continue with the purchase or price negotiation.

Can you fix the problems you find during the Inspection?

The code of ethics that we adhere to prohibits its members from doing repair work on properties we inspect. Our goal is to provide an objective third party report on the current condition of the home. We can however provide a list of suppliers that are ThreeSixty recommended depending on your needs.
