Pre-purchase Inspection

A pre-purchase (buyer) inspection is a thorough, objective assessment of your potential new home and property including a complete evaluation of the condition of various areas of the home from foundation to roof and all areas in between, as well as systems including electrical, plumbing and heating & cooling.

A professional home & property inspection can also provide the appropriate documentation needed to satisfy insurance firms or financial institutions involved in the purchase. This valuable information will help guide your final negotiation with the seller.

A ThreeSixty home inspection usually takes between 2 and 4 hours on site and a condo or mobile inspection between 1 to 2 hours on site, depending on the age and condition of the home. Your report will include images with descriptions of the defects along with positive and negative qualities of the home. The client is invited to be present during the inspection to get to know the inner workings of the home and better understand any defects that are found as well as learn how to manage and maintain different components of the house.

Following delivery of an inspection report, Paul is always available for any questions or concerns that could affect your desire to continue with the purchase or price negotiation.

A ThreeSixty home inspection report will address all the major systems and structural elements of the house. A complete list of inspected areas includes:

  • Property / Site
  • Exterior & Grounds
  • Structure & Foundation
  • Roofing & Chimneys
  • Electrical & Plumbing
  • Doors & Windows (including garage doors & skylights)
  • Heating & Cooling Systems
  • Insulation & Ventilation
  • Exterior Structures (incl. decks)
  • Attic & Crawlspaces
  • Flashing & Trim
  • Gutters & Downspouts
  • Eaves, Soffits & Fascia
  • Grading & Drainage
